Common questions

What Contractors Ask

Yes. Expert Fence holds a Virginia Class A contractor licence and is licensed, bonded and insured in Washington DC, Maryland and Virginia, including Maryland Home Improvement Commission registration and DC and local jurisdiction licensing. General liability and workers' compensation certificates are issued on request, and we can name additional insureds for your project.

That is the core of our commercial work. Crews are in-house rather than subcontracted, which means we control the calendar instead of chasing someone else's. You get one project contact who knows every site, phased mobilization tied to your sequence, and a weekly look-ahead so you know when we land.

Yes — product data, shop drawings for gates and specials, finish samples, and all licensing and insurance documentation, formatted for your submittal package. For pool and barrier work we provide the code-compliance documentation your inspector will ask for.

Approved commercial accounts can be set up on net terms with progress billing against schedule of values. New accounts typically start with a deposit and progress payments; we will discuss terms during the bid rather than surprising you at contract.

Yes. Our Alexandria yard sells contractor-grade material at trade pricing, including posts, panels, hardware and custom fabrication, with delivery across the DMV. If you are a fencing contractor who needs material rather than labour, that is a separate and welcome conversation.

Repair, don't replace

Rusted At The Base?
You Probably Don't Need A New Fence.

Ornamental steel and aluminum fences almost never fail across the whole panel. They fail in the last six inches — where the post meets the concrete, where water sits, where salt collects. Most contractors quote a full replacement because it is easier to sell. We cut out the failure, splice in new material, refinish it, and hand you back a fence that looks new for a fraction of the cost.

Rusted Post Base Repair

We cut back to sound metal, sleeve or splice a new base section, weld it out, and re-seat it in fresh concrete with proper drainage so it does not rot again from the inside.

Picket & Rail Replacement

Individual pickets, rails and channel sections replaced and colour-matched. Nobody can tell which section was repaired once the finish is on.

Structural Welding

Cracked welds, sheared brackets, bent frames and impact damage repaired on site or pulled to the shop, depending on what the section needs.

Railing & Code Compliance

Loose handrails, failed anchors and railings that no longer meet baluster spacing or load requirements — corrected and documented for your inspector.

Gate Sag & Hardware

Dragging gates, failed hinges, worn operators and out-of-square frames. Usually a half-day fix that owners have been quoting as a full gate replacement.

Refinishing & Corrosion Control

Blast, prime and powder or field-coat repaired sections, plus preventive treatment on the runs that have started to go but have not failed yet.

Vehicle & Storm Damage

Insurance-ready documentation, photographs and a line-item scope so a claim moves without a second site visit.

Fence Condition Survey

For property managers and HOAs with long runs: we walk the whole perimeter and mark what needs repair now, what can wait a season, and what genuinely needs replacing.

Repair makes sense when

  • Panels and pickets are sound but bases are rusting
  • Damage is limited to a run or a few sections
  • The finish can be matched or the whole line refinished
  • The original profile is discontinued and you want to keep the look
  • Budget or board approval will not carry a full replacement this year

Replacement makes sense when

  • More than roughly half the run has failed
  • The fence no longer meets current code and cannot be brought up
  • Footings have heaved across the whole line
  • You are changing height, style or security level anyway
  • Repeated repairs have already exceeded replacement cost

We will tell you which one you are. Our survey says plainly what should be repaired and what should be replaced — including when replacing is the honest answer. That is why property managers keep our number.
